The potential development of the northwest corner of Johnson Drive and Roe Avenue has been pushed back by up to six months.
Commerce Bank bought the three-acre parcel from the City of Roeland Park with the intention of building a branch bank on the lot. One stipulation in that agreement called for vertical construction of the building to begin by March 2014.
In August, Commerce came to the council and said it wanted to look for other businesses to share the lot. A sign advertising pad sites available on the parcel went up shortly after.
This week the council agreed to give Commerce a six-month extension on its March deadline while it looks for businesses to share the lot, pushing construction back as late as September of 2014. One condition of that delay, though according to City Administrator Aaron Otto, is that Commerce pay Roeland Park an amount equivalent to what it would have received in property taxes on the improved property for six months. That prevents the city from losing tax revenue by granting the delay.
Any new plans for the lot will have to come back through the redevelopment committee, plan commission and council for approval.
The city also has been in discussions about potential development of the vacant land across the street on the northwest corner of the intersection. Most of that lot is in Roeland Park, but smaller portions are in Mission and Fairway.
Grading has already begun on the Gateway development across Johnson Drive to the south.
